OUR PROJECT :

                             "NARUA NEER PHASE-II", Bunglow is G+1 storied, self contained individual Residential unit with open Car parking spaces, all on ownership basis.  The projects consists of 1369 Sft (SBU)to more or less, 4(Four) Nos. Bunglow.

 

LOCATION :

                             The Bunglows are located just a djacent to "NARUA NEER PHASE-I" which is on the Ramprasad Chatterjee Road(N), Narua, P.O. & P.S. Chandernagore, Dist. Hooghly, within 1km from Chandernagore Railway Station and 1/2 km from G. T. Road(Hospital Road).

Super Structure : R.C.C framed structure, anti termite treatment in foundation.
     
Walls :

External 8" thick brick walls  & internal 5" thick brick walls.

     
 Doors :

Quality wooden frames will be of Sal Variety for all doors.

     
Shutters : Main Door will be CP Teak with high gloss polished finished and Internal Door Shutters will be solid core flush door with laminated finish.  All window will be coloured anodized aluminiums with 5mm colour glass.  Main door lock by Godrej and other doors finished with premium stain less steel fitting & fixture.
     
Flooring : Vitrified tiles in Bed Rooms/Living/dining/ Kitchen and Toilet and toilet/Kitchen wall will be finished with premium ceramic tiles.
     
Kitchen : Granite kitchen table top with stainless steel sink will be provided with necessary finishing work.
     
Toilet : internal piping with CPVC pipes with individual Pump for lifting water to over head tank, CP fitting of Jaquar/Kohler or of similar quality.  All sanitary ware with EWC Hindware or of similar quality. Waste pipe of Supreme.
     
Electrical :

a) Concealed Finolex/RR copper wearing with semi Modular jacket type switches of Anchor/Pritam Priti or of similar quality.

b) TV, Telephone and Computer point in master Bed room and Living room.

c) 15 AMP power point for Geyser, Refrigerator Micro Oven and Washing Machine.

d) 2(Two) Nos. AC point for Master Bed room and 1(One) no for Living Room.

e) Three Light points one Fan Point and Two nos. 5AMP Socket points for all rooms.

f) Modern MCB and Change over of Havells.

PROCESS OF PURCHASING THE BUNGLOW :

ADDITIONAL CHARGES :

                     Specifically will be mentioned at the time of execution of agreement.

                     Service Tax as per Govt Rule to be payable at the time of installment payment Subject to revision. the time installment payment.

CANCELLATION OF BUNGLOW :

          Under extenauting circumstances, our company may allow a cancellation. In that scenario, we will fully refund your money, Such refund if any, will be made with in 6(six) months from the date of termination of Agreement.  The purchaser shall only be entitled for refund of the balance amount paid by him after deduction of the sum equivalent to 50,000/-(Rupees Fifty Thousand) only, in case of cancellation of booking.

          In case of cancellation against agreement, the purchaser shall only be entitled for refund of the balance amount paid by him after deduction of the sum equivalent to 5%(Five Percent) of the total consideration including the proportionate share of the Land, cost of the said unit, cost of the addition and/or alteration work as the case maybe and the Owner/Promoter/Developer shall be entitled to recover the said amount from the purchaser in such event of the default.

REGISTRATION OF BUNGLOW :

           Registration charges and Stamp Duty are to be paid to the registrar's office, and other ancillaries expenses towards registration of the Bunglow will be payble separately before Registration/Possession by the client himself.  They are not included in that Bunglow cost.

OTHER CHARGES :

            A)  Mutation Charges on Government valuation to be payable separately to The Chandernagore Municipal Corporation.

            B)  Electrical Meter Connection Charges to be payable separately to the WBSEDCL-Chandernagore Sector-III Office.
